The Town of Eastham Zoning Board of Appeals will hold a public hearing at 5:00 pm on Thursday, December 5, 2024, in the Earle Mountain Room at Town Hall, 2500 State Highway, Eastham, MA on the following petitions. The applications and proposed plans are available for inspection at the hearing and in advance of the hearing date at the Eastham Planning Department, 2500 State Highway, Eastham, MA.
Case No. ZBA2024-06 245 Nauset Light Beach Road, Map 23 Parcel 25, Chris Carter and Deanna Carter (Owner/Applicant) seek a Variance pursuant to M.G.L. c. 40A s. 10 and Eastham Zoning By-Law section 7.2.4 (setback requirements) to demolish an existing dwelling due to coastal bank erosion and construct a new dwelling at 5 foot setbacks from the property line in violation of minimum property setback requirements. The applicant also seeks a Special Permit
pursuant to M.G.L. c. 40A s. 6 and Eastham Zoning By-Law section 19.2 (non-conforming uses, buildings, structures, to increase the existing habitable space non-conformity for the proposed new dwelling under Eastham Zoning Bylaw Section 2.4.1.7.

A Public Hearing will be held on Monday, December 2, 2024, at 5:30 PM, in the Earle Mountain Meeting Room at the Eastham Town Hall, 2500 State Highway AND by remote participation, regarding Plan No. 12618354 dated September 21, 2023 from NSTAR Electric Company d/b/a EVERSOURCE Energy who request permission to: locate underground cables, conduits, manholes, including the necessary sustaining and protecting fixtures, in, under, along and across Cable Road and Nauset Light Beach Road, Install 10’ +/- of 2-2” conduit on Cable Road, Install 20’ +/- of 2-2” conduit on Nauset Light Beach Road.
The meeting will be held in the Earle Mountain Room at the Eastham Town Hall, 2500 State Highway. Remote participation information will be available on the Town website at www.eastham-ma.gov within 48 business hours of the meeting.

The Town of Eastham Historic Commission will hold a public hearing at 10:30 AM on Tuesday December 17, 20 at the Eastham Public Library 190 Samoset Road Eastham, MA on the following petitions. The applications and proposed plans are available for inspection at the hearing and in advance of the hearing date at the Eastham Planning Department, 2500 State Highway, Eastham, MA.
Case No. HC 2024-05 – 320 State Highway Susan Comeau and Kenneth Tomasian Alicia (Owner/Applicant), seek to demolish a Significant Building pursuant to Eastham Zoning By-law Section 11 (Procedure for the Demolition of Historically or Architecturally Significant Buildings) to demolish a building that is in whole or part seventy-five or more years old, and/or is listed in, or is within an area listed in the National Register of Historic Places, or the State Register of Historic Places, or is the subject of a pending application for listing in said Registers, or has previously been determined to be eligible for listing in the National Register of Historic Places, and/or has been previously determined by vote of the Commission to be: Historically or architecturally significant in terms of period, style, method of building construction, or association with a famous architect or builder, or is importantly associated with one or more historic persons or events, or the broad architectural, political, economic or social history of the Town or Commonwealth, provided that the owner of such a building and the Building Inspector have been notified, in hand or by certified mail within ten (10) days of such Commission vote. Vote may be taken.

The Town of Eastham Planning Board will hold a public hearing at 5:00 pm on Wednesday, December 18, 2024 in the Earle Mountain Room at Town Hall, 2500 State Highway, Eastham, MA on the following petitions. The applications and proposed plans are available for inspection at the hearing and in advance of the hearing date at the Eastham Planning Department, 2500 State Highway, Eastham, MA.
Case No. PB2024-14 – 55 Shurtleff Road Map 10, Parcel 234. Seaman Cottages LLC (Owner) Christine Seaman, Robert Forsythe, Carol Forsythe (Applicants) seeks Site Plan Approval – Special Permit pursuant to Eastham Zoning By-Law Section 10.2 (Site plan Approval Commercial) for the removal of an existing dwelling and construction of a new dwelling with attached garage where portions of the new dwelling will used for storage of materials and supplies and for maintenance activities associated with the commercial cottage colony operation located on the same site as the proposed dwelling. The project requires site plan approval special permit due to the construction or exterior alteration of any commercial, retail and/or mixed-use structure and due to the changing pattern of pedestrian and vehicular movement within the site in relation to the street. Votes may be taken.
