The Town of Eastham Planning Board will hold a public hearing at 5:00 pm on Wednesday, April 17, 2024 in the Earle Mountain Room at Town Hall, 2500 State Highway, Eastham, MA on the following petitions. The applications and proposed plans are available for inspection at the hearing and in advance of the hearing date at the Eastham Planning Department, 2500 State Highway, Eastham, MA.
Case No. PB2024-01 – 15 Beach Plum Lane Map 13, Parcel 185. Karen M. Johnson 2016 Revocable Trust (Applicant), seeks Site Plan Approval – Residential pursuant to Eastham Zoning By-Law Section 7.4 (Residential Lot Intensity) and Section 10.3 (Site Plan Approval – Residential) to demolish an existing 704 square feet dwelling and build a new two-story 1,671 square feet dwelling on a lot under 10,000 square feet where a proposed addition or expansion of an existing dwelling exceeds 2.5% of the lot area and/or the site coverage ratio including the addition is equal to or greater than 15% and where the site coverage ratio for a new dwelling or the addition of an accessory building causes the site coverage ratio to be equal to or greater than 15% of the lot area.
Case No. PB2024-02 – 45 Cove Road Map 18, Parcel 45. Paul Muldoon (Applicant), seeks Site Plan Approval – Residential pursuant to Eastham Zoning By-Law Section 7.4 (Residential Lot Intensity) and Section 10.3 (Site Plan Approval – Residential) to add a garage with 2nd floor living space on a lot between 10,000-19,999 square feet where a proposed addition or expansion of an existing dwelling exceeds 2.5% of the lot area and/or the site coverage ratio including the addition is equal to 15 % and where the site coverage ratio for a new dwelling or the addition of an accessory building causes the site coverage ratio to be equal to 15 % of the lot area and/or equal to or greater than 2,000 square feet. Vote may be taken.

Copies of the warrant are available on Friday, April 19, 2024 at the following public buildings in Eastham: Eastham Town Hall, Eastham Public Library, Council on Aging, Fire and Police Stations, Department of Public Works and on the Town website at www.eastham-ma.gov

The applications and proposed plans are available for inspection at the hearing and in advance of the hearing date at the Eastham Planning Department, 2500 State Highway, Eastham, MA.
Case No. ZBA2024-01 –575 Locust Road, Map 11 Parcel 166, Carl Rappe (Owner/Applicant) seeks a Special Permit pursuant to M.G.L. c. 40A s. 6 and Eastham Zoning By-Law section 7.2.4 (setback requirements) and 7.4.9.1 Site Plan Approval Special Permit to install an exterior staircase from the second floor of the existing garage. Vote may be taken.
Case No. ZBA2024-02 –15 Beach Plum Lane, Map 13 Parcel 184, Karen Johnson 2016 Revocable Trust (Owner/Applicant) seeks a Special Permit pursuant to M.G.L. c. 40A s. 6 and Eastham Zoning By-Law section 19.2 (non-conforming uses, buildings, structures) and section 7.2.4 (setback requirements) to demolish the existing dwelling and build a new two-story residential dwelling. The property is pre-existing non-conforming to minimum rear and side yard setbacks. Vote may be taken.
