The Town of Eastham Planning Board will hold a public hearing at 5:00 pm on Wednesday, April 17, 2024 in the Earle Mountain Room at Town Hall, 2500 State Highway, Eastham, MA on the following petitions. The applications and proposed plans are available for inspection at the hearing and in advance of the hearing date at the Eastham Planning Department, 2500 State Highway, Eastham, MA.
Case No. PB2024-01 – 15 Beach Plum Lane Map 13, Parcel 185. Karen M. Johnson 2016 Revocable Trust (Applicant), seeks Site Plan Approval – Residential pursuant to Eastham Zoning By-Law Section 7.4 (Residential Lot Intensity) and Section 10.3 (Site Plan Approval – Residential) to demolish an existing 704 square feet dwelling and build a new two-story 1,671 square feet dwelling on a lot under 10,000 square feet where a proposed addition or expansion of an existing dwelling exceeds 2.5% of the lot area and/or the site coverage ratio including the addition is equal to or greater than 15% and where the site coverage ratio for a new dwelling or the addition of an accessory building causes the site coverage ratio to be equal to or greater than 15% of the lot area.
Case No. PB2024-02 – 45 Cove Road Map 18, Parcel 45. Paul Muldoon (Applicant), seeks Site Plan Approval – Residential pursuant to Eastham Zoning By-Law Section 7.4 (Residential Lot Intensity) and Section 10.3 (Site Plan Approval – Residential) to add a garage with 2nd floor living space on a lot between 10,000-19,999 square feet where a proposed addition or expansion of an existing dwelling exceeds 2.5% of the lot area and/or the site coverage ratio including the addition is equal to 15 % and where the site coverage ratio for a new dwelling or the addition of an accessory building causes the site coverage ratio to be equal to 15 % of the lot area and/or equal to or greater than 2,000 square feet. Vote may be taken.
